Capital at risk
Investing in off-plan real estate places your capital at risk. You may get back less than you invested, and in adverse cases you could lose a substantial part of your investment.
Projections are not promises
Projected ROI, yields and returns shown on the Platform are estimates derived from developer data and market assumptions. They are not promises or guarantees. Actual outcomes depend on the developer, construction progress, and property and currency markets.
Off-plan & construction risk
Developments are under construction. Completion dates can slip, specifications can change, and in rare cases a project may not complete. Payment-plan and escrow protections vary by project and jurisdiction.
Liquidity & currency
Real-estate investments are illiquid — you may not be able to exit quickly or at the expected price. Where prices are shown converted between currencies, exchange-rate movements affect value.
Fractional & tokenised holdings
Fractional holdings represent an economic interest in a specific development, not a direct registered title to a unit. Every purchase is subject to a six-month minimum holding period from the date of purchase, during which the holding cannot be redeemed; a transfer to another verified investor carries the remaining lock with it. Any secondary transfer depends on another investor being willing to buy at an agreed price — there is no guaranteed buyer and no guaranteed price. In some jurisdictions fractional interests of this kind may be treated as regulated instruments; they are offered subject to our Terms of Service and to eligibility checks.
Developer & counterparty risk
Developments are delivered by third-party developers. We carry out selection checks, but we do not control construction, and we do not guarantee any developer's performance, solvency or delivery date. Where a project is escrow-regulated (for example under the Dubai Land Department regime), released funds still depend on certified construction milestones.
